Accommodation overview: With exclusive use of its own indoor heated swimming pool, this detached, modern, traditionally-built, single-storey holiday property is located within an area of SSSI along the peaceful backwater of the River Wensum. French doors lead to an enclosed secluded garden terrace, complete with sun loungers and barbecue, with pathway leading to private river frontage with use of seating furniture, rowing boat and canoe, where visitors can enjoy this wonderful backwater to the full, its peace only interrupted by the occasional rowing boat of an angler. The village has two pubs, shops, post office, golf course, snooker hall and extensive country walks. The city of Norwich is 5 miles for excellent shopping, theatre, castle museum, cathedral, fine restaurants, cafés and bars. Wroxham (10 miles), capital of the Norfolk Broads, offers river trips and daily boat hire to explore the expanse of waterways. A 40-minute drive leads to the Heritage North Norfolk coast, ‘Admiral Nelson’s country’, where there are Blue Flag sandy beaches, extensive salt marshes, RSPB reserves and the coastal path for excellent walking. Boat trips are available all year to visit the basking seals and Blakeney Point nature reserve. Nearby, the stately homes of Holkham and Blickling are amongst the finest in East Anglia. The Royal Sandringham Estate and museum is open to the public when the Royals are not in residence. The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards. Accommodation overview: Believed to be the oldest surviving house in its village (circa 1590), this spacious, detached, Grade II listed holiday property is beautifully positioned on the Upper Wensum an S.S.S.I. (with resident swans and mallards), yet only 5 miles from the attractive city of Norwich. It stands in secluded, mature lawned gardens, which are completely secure and benefits from sole use of an inter-connecting indoor heated swimming pool. With over 200 feet of private river frontage, two Canadian canoes and decked seating area with canopy cover this makes the perfect spot for visitors to dine and enjoy this idyllic setting, disturbed only by the sound of the occasional rowing boat of an angler. Lovingly restored by its owner, the house features a wealth of exposed beams and timber framing, a re-discovered inglenook fireplace and an original listed door. The sunny yellow kitchen has an enormous pine table for relaxed family meals, and the study is packed with information on the local area. Children will be delighted with their own, quite separate, series of rooms – a dining room with television leads to a games room, and up a staircase to a charming bedroom with beams and low sloping ceilings. Every comfort is thoughtfully provided to create a real home from home. Coarse fishing is freely available (in season) either from the riverbank or by boat, and in two local private carp lakes. From this restful, secluded spot, both the city amenities and the Norfolk Broads are easily reached. Wroxham, the ‘capital’ of Broadland is only 10 miles away, with day boat hire and cruises. Within 40 minutes by car are the delights of the North Norfolk coast: broad sandy beaches at Holkham, a bird and seal reserve at Blakeney, and seaside attractions at Wells.
