Lovingly converted from a handsome barn complex set around a courtyard each cottage boasts its own enclosed lawned garden and patio within the courtyard and to the rear is a shared meadow where children can safely play. River Farm visitors share a leisure club facility (4 miles) which is bookable with the owner (includes 2 adults free of charge and up to 4 guests at a small additional charge). The fascinating waterways of the Norfolk Broads offering boat hire fishing river trips and craft centres to explore lie a short drive away and within easy reach are pretty fishing villages on the north Norfolk coast with their bird reserves seal watching trips and inns serving the local seafood whilst Cromer and Sheringham both offer golf and traditional seaside attractions including Cromer's famous End of Pier shows. Horse riding is available at West Runton which is also home to a golf course. Norwich a medieval cathedral city with a castle fine shopping cinema theatre galleries and wealth of eating places is a 14 mile drive and the National Trust's Blickling and Felbrigg Halls are easily accessible. Shops pubs and restaurants in the charming little town of North Walsham are 2 miles.

Accommodation overview: This brick-and-flint, oak-cut, vaulted timber-roofed barn is situated on 200 acres of arable land, within an Area of Outstanding Natural Beauty, in this unspoilt secret corner of England.
Steeped in ancient/modern history, this rare-for-Norfolk undulating countryside has a wealth of architecture and historic sites, along with unusual villages, market towns and the fabulous North Norfolk coastline incorperating such places as Blakeney, Holkham, Morston Quay and many more for the visitor to discover all within easy reach of this Grade II listed building.
Bale is a typical rural village in a farming community, noted for the famous Bale Oaks. A mile away on the A148 is the filling station with off licence and mini-market open 7 days a week. 3 miles away is the fascinating village of Binham with the priory ruins, family run pub/restuarant with micro brewery (tours by appointment), a local butchers, and a garage with store full of an array of goods. Wonderful Wells is only 6 miles, a visitors haven, a traditional fishing village with all the usual tourist attractions along with craft shops and art galleries.
Hall Farm has been in the family for four generations and the Barn has been beautifully restored by the owner, in 2008, with careful consideration to comfort, design and style. With the hand crafted oak staircase that leads to the vast vaulted ceiling with exposed original oak beams, is the open-plan living/dining-room/farmhouse kitchen area with granite worktops allowing light and brilliant views. Solid oak floors and doors give a traditional feel to this fine dwelling. The twin bedroom, which tucks nicely under the beams allowing a closer look at the handmade ancient crafted roof, provides the lower ceiling to the kitchen and dining area. There is a toilet on this level.
Downstairs are the three large bedrooms - a double with 5ft bed and en-suite, twin bed with French doors to courtyard and a further bedroom with three pine beds, as well as the washing/drying facilities. All bedrooms have fitted carpets and there is underfloor heating throughout.
The owner’s aim is to provide guests with everything that is needed for the perfect holiday.

Ashwood Manor has been renovated and offers comfortable, well furnished rooms, ideal for large parties. There is a spacious sitting room with lovely views over the lake and countryside, separate dining room, and attractive kitchen leading to a conservatory, as well as five bedrooms, one with a king-size four-poster. Ashwood Wing offers smaller but equally comfortable holiday accommodation for a group with fewer people. Guests at both properties have their own enclosed garden and access to the owners’ 7 acres of paddocks; the lake is close to the house but is fenced for safety. Fly-fishing and coarse fishing is available all year round at Narborough trout and coarse lakes ½-mile away. Lake at house available for fun fishing.
The local area offers wonderful woodland/river walks, and the superb gardens and park at Sandringham can be visited when the Royal Family is away. Good places to visit include Castle Rising and Castle Acre. The coast is only 15 miles and is a haven for bird-watchers, with the nearest RSPB reserve at Snettisham, which also has a beautiful church and Park Farm. The long sweep of sandy beach runs from here to Hunstanton and beyond, from where the Norfolk coast path begins. Medieval Kings Lynn, with its handsome waterfront, shops, inns and restaurants is just 8 miles. Swaffham market town, 6 miles. Shop ¾ mile.
