Accommodation overview: Peffermill House is a historic fortified tower dating from 1636 and a category A listed building. Set in 3.5 acres of mature private grounds with a beautiful garden, the house is in a surprisingly secluded location off a busy road, surrounded by trees and shrubs which screen the house very effectively. The owners have converted the ground floor of the house into a spacious, self-contained holiday apartment with unique character and charm.
The apartment boasts many splendid original architectural features, enormous stone fireplaces in two rooms, stone and polished floors and working shutters on all windows. The comfortable furnishings combine traditional and modern styles, creating an unusual holiday home of a very high standard. All rooms are on ground level with only a few steps throughout the apartment. Ample private parking.
Peffermill House is situated to the south of the city, 2 miles from Princes Street which is easily accessible by bus. Supermarkets, shops, pubs, restaurants within 1 mile.
Shared entrance to stone flagged hallway giving access to self-contained apartment - 1 lovely spacious light double bedroom (cot available) with original fireplace, arched ceiling and steps leading up to small en-suite bathroom (continental short deep bath with shower over); second bedroom is spacious and attractively furnished with Scottish flair - double bed and four-poster single bed, leading to a lovely en-suite bathroom; most attractive sitting room with wood-burning stove, comfortable sofa bed and dining table; small well-equipped galley kitchen with glazed door to garden; access through second bedroom to shared utility room with washing machine and freezer.

It is delightfully situated on the ground floor of the owners' detached 'B' listed Georgian villa in the heart of Edinburgh's popular seaside resort of Portobello. Completely self-contained with a private rear entrance, this relaxing property has a warm, homely atmosphere. From the sitting room a patio door opens directly into the lovely walled garden, a sheltered sun trap, complete with 500 year old pear tree and garden furniture on the lawn (the garden is shared with the owners.) All rooms are on one level after 5 steps to the entrance. Free street parking.
The property is conveniently located a few minutes walk from the promenade and long sandy beach and close to excellent local amenities.
