At the rear of the hallway, stairs lead down to the lower level with a spacious, well equipped kitchen/dining room and a door opening to a small lawned garden.  There is a dining area with additional casual seating enjoying wonderful views of the harbour, a country-style fitted kitchen with an island unit, and a utility room with laundry facilities and cloakroom W.C

From the rear garden, a gated flight of 20 railed steps lead down to the original boatyard with further gated access to the tidal foreshore by steel landing steps and a frape for small dinghies/tenders.  Due to the proximity of the water, children and pets must be supervised at all times.  It is possible to unload the car outside the property and there is secure parking for one large car in a garage approximately 250 yards away.
